Kinderton Village Pool Update From Master Board


Dear Kinderton Residents,

the Kinderton Pool has been operating on limited hours Thursday - Sunday 10am to 8pm.  However, effective Monday July 20th pool hours will be Monday - Sunday 10am - 8pm.  All Covid restrictions and adjusted pool rules remain in effect.

Kinderton Pool Closed this afternoon July 12, 2020 for
pool maintenance for feces in the pool. 

When feces are found in the pool, the pool needs to be closed immediately.
The pool company is called for cleaning and remediation.
This process takes up to 24 hours.
Sorry for the inconvenience.

Some tips to help this from happening.
Try to have young children use the bathroom before swimming
and use swim diapers when in pool.

Re:      Kinderton Village Swimming Pool – 2020 Season

 

 

The Master HOA is pleased to announce that our swimming pool will open for the 2020 season on Friday June 5, 2020.   The season will end on Sunday, September 16, 2020.  Pool hours Open 10 am and Close at 7:45 pm for cleaning. Thursday through Sunday ONLY.   These days and times may be reevaluated after Governor’s restrictions are revised..  

Below are the special restrictions currently in place for this pool season:

 

Pool hours are 10am and close at 7:45pm for cleaning. Thursday thru Sunday.

 

All residents must sign in and out of the pool area.

 

Residents will need to have their key card and present a photo ID and sign in.

 

The pool will be limited to residents only, no outside guests.

 

The Pool capacity is limited to 50%, therefore only 30 residents may be in the pool area at any given time.

 

If the 30 person capacity is reached a 2 hour time limit will go into effect to allow equal time use of the facility. This will be tracked with the sign in sheet and you may be asked by the attendant to leave to allow other users in.

 

No pool toys, noodles, kickboards, floats, balls will be allowed.  This is per the Phase 2 regulations.

 

A Limited quantity of tables will be available.

 

No loungers or chairs will be available, residents can bring their own chairs if desired and take them when you leave.

 

Full time attendants will monitor capacity and sanitize the touch surfaces every 2 hours.

 

Automatic "no touch" soap dispensers in the bathrooms will be installed.

 

Social distancing will be in effect.

 

Please follow postage signage for social distancing for COVID-19 instructions to limit exposure.

 

All the above are being instituted to comply with regulations for public pools in Phase 2, consultation with our management company and legal advice.

 

These regulations, if not followed, could result in the County Health Department ordering our pool closed, and possible fines.  If we do not voluntarily comply as residents, the board may need to close the facility due to liability.

 

Please note the attendants are not lifeguards, babysitters, security or police.  We, as homeowners, must agree to comply and self- monitor to ensure the pool can remain open during phased opening during the pandemic.  Please be tolerant and respectful of those using the facilities, we are literally in it together.  As new regulations allow, the Board will ease the restrictions currently needed until we can return to normal operating times and capacity at the pool.

 

Please keep in mind that the HOA dues must be current before the pool card can be activated.  If your dues are paid in full in full through May 2020, your pool pass for 2020 will be activated.  If your dues are delinquent, it will be 30 days before we have another report and can activate your pool pass.   A fee of $35.00 will be charged to reactivate the pass once your account is current.  If you violate the pool rules, the pool pass may be deactivated for the remainder of the pool season. Residential owners in the new section of the Single Family Homes should contact Cedar Management Donnette Anderson (This email address is being protected from spambots. You need JavaScript enabled to view it.) to request a pool card.  Cedar Management will then need to verify the address and ownership to Priestley Management prior to a card being sent out.   If you are a new owner of a preexisting property, the pool card should have been transferred with the property.  If it was not and you need a replacement card then the replacement cards are $50.00.  Checks should be made out to Kinderton Village Master Association PO Box 4408 Greensboro, NC 27404.  They are sent out by mail weekly.  Please allow 7-10 days for this process. Please note:  requests for pool access and cards is not an emergency, calls will be returned Monday – Friday only.

Kinderton Village Pool Update From Master Board

On behalf of the Master HOA Board of Directors, we have been meeting and working to open the Pool Facility in a safe and legal manner.  Kinderton Clubhouse pool is a Public Pool, by law all HOA run pools are defined as public pools and subject to guidelines, oversight and permitting by the County Health Dept.  We have been challenged with opening our facility during a declared pandemic that requires specific criteria be met to safely operate.  The Board has been adamant to open the pool for resident use, despite many HOA's and Gov't run pools having made the decision to close for the summer, we did not.  We will need to enact the following limits and rules to operate during Phase 2 of the COVID-19 pandemic.

-We must hire full time attendants to monitor capacity and sanitize the touch surfaces every 2 hours. (this has been the biggest challenge and additional cost.)
-We have installed automatic "no touch" soap dispensers in the bathrooms.
-We have installed automatic "no touch" sanitizer station outside the bathrooms.
-Pool hours will be restricted to Thursday through Sunday, 10am to 8pm. 
-The pool will be limited to residents only, no outside guests.
-Residents will need to have their key card and present a photo ID and sign in.

We are currently working with an agency to staff the pool as required.  They will monitor, count attendees and sanitize the pool area.  They are not lifeguards, babysitters, security or police.  We, as homeowners, must agree to comply and self- monitor to ensure the pool can remain open during phased opening during the pandemic.  Please be tolerant and respectful of those using the facilities, we are literally in it together.  As new regulations allow, the Board will ease the restrictions currently needed until we can return to normal operating times and capacity at the pool.
 
We are working diligently to have the pool open by this weekend, but the ability to staff the pool will dictate when the exact opening day will occur.  An additional announcement will follow on the opening date.  We appreciate your understanding, assistance and cooperation during this time.

The Kinderton Village Pool is located at 195 North Forke Drive
and is available for Kinderton Village residents during pool season.

 

The facility features a fenced in pool, large deck area, outdoor rinse station, men’s and women’s restrooms, bike rack, and on-site parking.

 

POOL EXPENSES:
All pool expenses, including residential usage, are contained within monthly HOA dues.
There are no additional charges to residents for pool usage.
Access to the pool area is controlled by key card,
and is restricted to Kinderton Village residents and their guests.

 

KEY CARDS:
Key cards are given to home owners at Home Settlement
by previous owner of home or by rental agency.

Swimming is at your own risk and children should have adult supervision.

Children under 15 must be accompanied by an adult.

Kinderton Village Residential Golf Cart Reminder

Please note we are again receiving complaints regarding golf carts. 
Specifically of concern is the use of golf carts on streets by unlicensed youth. 
This is a law enforcement violation as well as a community violation

The resolution concerning carts is republished below for your review:

Kinderton Village Residential Master Homeowners Association Resolution 2018-01: 
Motorized Vehicles Restriction

WHEREAS, the Board of Directors of Kinderton Village Residential Master Homeowners Association is empowered to set rules and regulations pursuant to Article IV. Common Area Property Rights, Section 2. F. Rules and Regulations.  “The Board of Directors of the Master Association shall have the power to formulate, publish and enforce reasonable rules and regulations concerning the use and enjoyment of the General Common Areas…;”

WHEREAS, the Master Association Board of Directors. Under the authority of the North Carolina Planned Community Act and the Association’s Articles of Incorporation, Bylaws and Convents, Conditions and Restrictions has an obligation to maintain the common areas; 

WHEREAS, the Board of Directors through complaints from homeowners and visual inspection is concerned for the damage caused to the common area by golf carts and other motorized vehicles traversing on sidewalks and grassy areas;

WHEREAS, the use of golf carts and other motorized vehicles on common areas interferes with the peaceful use and enjoyment of these areas by other homeowners.

WHEREAS, it is the intent that this rule shall be applicable to all owners, tenants, guests, invitees, or any others who have vehicles entering upon the common areas and that this resolution shall remain in effect until otherwise rescinded, modified, or amended by a majority of the Board of Directors.

NOW, THEREFORE, BE IT RESOLVED THAT motorized vehicles operating within Kinderton Village including cars, trucks, motorcycles and golf carts are restricted to use on streets, alleyways, driveways and parking lots and are restricted from use on sidewalks and all grassy areas including the lake grounds.  Only licensed drivers are permitted to operate motorized vehicles.
