  The ARC is an extension of the Master Board. Their responsibility is to help in the reviewing and approving of exterior projects of Kinderton Village home owners. The ARC was establish to help in maintaining the value of all homes in the community. They will also help with suggestions of home projects that don’t meet the Architectural Outdoor Guidelines. This will help the homeowner to have their vision but keep their home value high and the communities homes higher.

Hello Kinderton Village Residents,

The ARC wants to thank you for taking the time to make sure your home meets the Architectural Outdoor Guidelines set by the community covenants. We are excited for your interest in making improvements to your home. The first step to your review will be to fill out the short form and submit it to Becky at Priestly Management. The ARC will review your application and will contact you if they need to schedule a meeting to discuss or see location of the improvement.
Please allow two to three weeks for the approval process.

ATTENTION VANDALISM

Vandalism occurred at Kinderton Village Lake
by "KIDS" 
today April 1, 2020.

It was reported several kids were seen kicking the sign
until it broke and bending the post. 

This is considered vandalism. If your child was out today please explain to them what vandalism is and the seriousness of the action. 
The sheriff office was notified.

Also no children should be out playing with friends or neighbors!

As of Monday, March 30th North Carolina Governor Roy Cooper ordered a
Stay At Home Order till April 29th.
Governor Cooper explains in this link above "To continue our aggressive battle against COVID-19, I have signed a Stay at Home Order for the entire state of North Carolina. Though it is difficult we must do this to slow the disease spread,” said Governor Cooper. “We need our medical system to be able to care for the friends and family we know will become seriously ill from the virus."

Let's all do our part to protect our community from Vandalism and COVID-19.

Kinderton Village Homeowners
POOL ATTENDANT ANNOUNCEMENT

Due to an increase in pool traffic from individuals who are not members of the community, the Master Board has decided to re-instate an attendant for the pool.  A pool attendant from Safe & Secure will be on site Saturdays from 12pm to 8pm and on holidays from 12pm to 8pm.  This attendant is responsible for ensuring homeowners utilize an activated key card to access the pool and each homeowner is only bringing in four (4) guests.  The gate will not be allowed to be propped open.

 

The attendant will also be enforcing the NO SMOKING rule
and ensuring NO GLASS is in the pool area. 
That includes coolers having glass items.

 

We also ask that hard balls NOT be used when the pool is crowded. 
Only soft nerf type or beach balls.

 

Homeowners please remember it is your responsibility
to clean up your trash etc in the pool area. 
The cleaning of tables etc is not the responsibility
of the pool company or the pool committee. 
PLEASE CLEAN UP AFTER YOURSELVES.

 

Remember: an attendant is NOT a lifeguard. 
Swimming is at your own risk and parents are responsible
for underage children.

There are 3 open Board of Directors positions.

IMPORTANT NOTE
 According to the BY-LAWS, to have a complete election there needs to be 25% of the single home owners casting a vote.
Currently we have approximatly 362 homes, making it a little over 90+ homes needed votes.
Our past election only about 40+ people voted making the election incomplete.


PROXY (For Home Owners who can not attend election)
If you can not make it to the Monday, June 17th election, you can give a filled out Proxy
to a neighbor attending the election to have them vote in your behalf.

When filling out your Proxy you can select a representative to vote for you a couple of ways.
1. You could select your neighbor to vote for you by either telling them who you would like or alowing them to decide for you.
2. You could write SFB (Single Family Board). This will allow the current board to vote how they feel would be a good fit for the next board.

to fill 3 seats on our Single Family HOA Board.

Cedar Management Group no later than January 29, 2021

2.) Give it to a neighbor that is going to attend

3.) Drop it off at the clubhouse at the dates below

Kinderton Village Neighbors:

My name is Paul Dixon and I reside on Kilbourne Drive, in one of the Eastwood homes.  We moved to Kinderton Village in February 2016, and we really like the area, and especially our Kinderton Village neighborhood.

Before living in Bermuda Run, I have lived in several different states, in the eastern and western USA.   I have also traveled to over 35 different countries for both business and leisure travel.

I have been married 38 years and have two grown daughters. 

I have a BA degree from the University of Alabama, with additional graduate studies from Florida International University.

My career of over 30 years has been in logistics, and I currently work as a Logistics Analyst for a large global chemical company.  In my career I have been involved with global logistics, working with diverse nationalities and cultures throughout the world.

I have volunteered in a number of community and faith roles in the USA and overseas, a few of these roles are listed below.

  • Mission trip to Bolivia with a large church based in Atlanta, GA
  • Volunteered for Habitat for Humanity in Atlanta, building several homes for persons in need.
  • In my last residence, I was on the citywide committee and helped to raise funds ($150,000) and organize volunteers to build a large school/community playground. The project was a great success!
  • I currently volunteer with two ministries at my current church in Clemmons.

I have served as the Secretary on the Kinderton Village Master Board for one year and want to also volunteer to serve on the Single Family Board for the following reasons.

  • As a homeowner, I want to retain and improve home values through good budget stewardship of the single-family board and its activities.
  • Improve our community through neighborhood activities, improved common areas and aesthetic improvements.
  • Assist residents in their concerns and needs in order to improve our neighborhood.
  • To facilitate communications between the single-family board and other boards and the Town of Bermuda Run.

Hi, my name is Amy Schwartz,

I live on Kilbourne with my husband, Bruce and our yellow Lab Duke. We have only been here in Kinderton Village for about 3 months but love it here already. We have met so many friendly neighbors on their walks as we sit on our front porch enjoying retired life. I was born and raised in New York. My husband and I have been Married for 43 years we have 1 son, Michael and a yellow Lab named Duke. Michael and wife, Jemma are expecting a baby in March, our first
grandchild and we couldn't be happier.

Why the board since I’ve only been here a short time? I like to be involved. In New York when we saw a problem in our neighborhood with the town, I got the neighbors together and we formed a neighborhood association which I served on for several years. I was also on a board for a nonprofit which help children’s organizations in our area. Before retiring I worked for the Boy Scouts of America. I was the administrative assistant to the Scout Executive part of my duties was sort of an event planner. I would like to be able to do that for our community. 
This home is my forever home and this community is important to me I will listen to everyone and try my best to make this community an even greater place to live.

I am running for a position on the Kinderton Village Single Family Board.
I have lived in Kinderton for the last 8 years. Prior to that I lived in Elon, and prior to that I lived for 45 years overseas in the Canal Zone and the Republic of Panama.
I am a retired school counselor. I worked in the Canal Zone for the Canal Zone Schools, the Department of Defense Schools in the Republic of Panama, and the Alamance Burlington School System in NC.
I was the Vice-Mayor in the Army base where I was stationed.
I believe in working in your community to help make it the best it can be.
I am the current Secretary of the Single Family Board.

Dean Warren Bio:

My name is Dean Warren, and my wife, Karen, and I have been residents of Kinderton Village for about 5 years.  We both grew up in Hickory, NC and were college sweethearts.  I received my undergraduate degree in Mathematics from UNC, Chapel Hill and my MBA from Wake Forest University.  We have lived in this area for the bulk of our adult lives and raised our three children here.  They are all grown and live in NC, and we are now blessed with two grandchildren as well.

My career has included jobs in Information Technologies, Operations, Logistics, and Accounting.  I work in Winston-Salem and am currently the Director of Operations for Embedded facilities that I manage throughout the country including Salt Lake City, UT, Memphis, TN, Harrisburg, PA, and Charleston, SC.

I have been on the Board of Directors for a both a business (where I was president) and our church (where I was treasurer).  I would love the opportunity to serve on the HOA Single Family board to ensure all the voices of our neighborhood are heard, and we continue to make Kinderton Village a destination community for the surrounding area.  No issues are too small, and no challenges are too large to overcome as long as we all work together!  I would appreciate your vote, and I will do my best to earn your trust and support each and every day.

Kinderton Village Snake Alert


There have been reports of Snakes emerging this spring from hibernation in Kinderton Village. Kinderton Village is beautifully surrounded by wooded areas and lakes so this should be no surprise we will be sharing our yards with the nature that lives beyond this spring.  Not only the residents love living here but all of nature love living here also including but not limited to Deer, Raccoons, Turtles, Geese, bugs, spiders, lizards, SNAKES and other nature. All these species usually don’t bite unless bothered or approached. The best advice is to let them be and let them find the food they are looking for and move on. You are not their typical source of food so they are really just as afraid of you as you are of them. If you feel that our neighboring nature friends are invading your space, please contact a wild preserve organization to remove them from your property in a safe matter.

SNAKE REPORTS: Kinderton Village has had reports in our area of Black Snakes and a Copperhead.

BENEFITS OF SNAKES: Benefits of snakes if you can get passed their slithery self, they are great exterminators of insects, rats, mice and other small creatures. Some snakes like Black Snakes will even eat venomous snakes like the Copperhead. So snakes could be our friend.

SNAKE’S  HAVE PREDATORS: Large birds, raccoons, foxes, coyotes and even other snakes are a few of the dangers snakes fall prey to.

AVOID SNAKE BITES: Snakes only bite when they feel threaten.
Here are suggestions to share with family to prevent snake bites. . .
•  Never place your hands, arms, feet or legs where you can’t see them when outdoors. Even reaching under the house for something blindly can cause you to disturb a hiding snake.
•  Don’t try to move a snake. While venomous snakes generally do not strike when approached or even stepped on, they almost always do if you grab them and/or pick them up whether intentionally or accidentally.
• Always wear closed shoes and long pants when walking through woods, tall grass or places where you won’t have clear views of where you step.
•  Walk around logs instead of blindly stepping over them. Some snakes are rodent specialists and feed along logs.

SNAKE BITES:
If you or a family member happens to get bit by a poisonous snake. . .
• Stay calm. Call 911 or Carolinas Poison Center at 1-800-848-6946.
• Try to identify the snake by sight only. Look for color, markings and head shape.
• Do not try to kill the snake; it could bite again.
• Keep the patient calm and immobile (preferably lying down).
• Keep the affected limb at an even level with the rest of the body.
• Do not use a tourniquet.
• Do not cut the wound.
• Do not try to suck out the venom.
• Do not pack the wound in ice.
• Remove any jewelry/watch/shoes

2019 Master Association Board Election Results

At the February 28, 2019 Annual Kinderton Village Master Association Members Meeting held at WinMock, Bermuda Run, NC, Tony Krasienko and Paul Dixon and Jean Mock were elected by the Membership of the Master Board to fill three vacancies on the Board. 

Roger Williams retired from the Board after his 3 year term and we thank you for your dedication and enthusiasm as volunteers for the community!

Lake

Kinderton Village Residents

As you may have noticed the pond has been lowered substantially over the last week or so.
The pond maintenance crew needed to make repairs to the riser,
so the pond needed to be lowered 7 – 8 ft.

there is a crew on site today beginning the repair – so they have stopped the drain.
The pond will refill naturally. The company doing the repair could not estimate the time frame
of the lake refilling for this depends on natural ground fill in and rain. 
Re-establishing the fish in the lake is being looked in to.

We will be doing additional work on the dam side of the pond this
spring for erosion prevention and control. More information will be provided at the annual meeting.
Reminder the Kinderton Village Master Homeowners Association annual meeting will be held on
WinMock on 18 February 2019 in the Granary at 6:00pm. Please plan on attending. We will be
providing community wide information on Master Board Projects that enhance the whole community.
